NYCHA’s Capital Projects Roundup: Summer 2026 

A newly renovated kitchen at the Rutgers Houses community center in Manhattan was among the capital projects completed by NYCHA’s Asset and Capital Management division (A&CM) this summer.  

Other projects celebrating completion in recent months included various grounds improvements at Queensbridge South Houses, sustainable outdoor lighting at Jackson Houses, and newly modernized elevators at Morrisania Air Rights, while Clinton Houses and Highbridge Gardens also received upgraded exterior brickwork and building façades.  

A&CM oversees a multi-billion-dollar capital projects portfolio funded with federal, State, and City investments. The division works to preserve and modernize public housing for NYCHA residents through professional design and construction services that are carried out efficiently and with the highest degree of safety and quality. 

The Rutgers community center renovations, completed in June, included the installation of new kitchen equipment, sinks, and counters. The remodeled facility also received plumbing repairs and electrical improvements, including new receptacles and lighting. The nearly $1 million project at the Manhattan development – home to more than 1,400 residents – was completed with City and federal funding.  

Also in June, the Queensbridge South Houses community welcomed a range of enhancements to the outdoor grounds, which included repairs to the walkways, painting of surrounding fences, and landscaping. The approximately $2.8 million project was primarily funded by City revenue, with additional sources including federal and NYCHA Operations funding.

Thanks to a $3.6 million federally funded project, residents of Jackson Houses will notice enhanced lighting for play spaces, walkways, sports courts, parking lots, and other outdoor areas across the campus. The new LED lighting installations were completed in July at the Bronx development, where nearly 1,800 residents live.

Elsewhere in the Bronx, Morrisania Air Rights received more than a dozen newly upgraded elevators as part of a $20 million City and federally funded project to improve services for the development’s more than 1,500 residents. The elevators were modernized with the installation of new machine motors and cables, ADA-accessible sliding doors, flooring, and lighting, as well as new remote elevator monitoring systems. 

This summer, A&CM additionally completed a wide range of restorations to exterior façades and building parapets at Manhattan’s Clinton Houses and Highbridge Gardens in the Bronx, which are home to nearly 3,000 residents combined. The approximately $6 million and $8 million State-funded projects at Clinton and Highbridge Gardens, respectively, featured the installation of new masonry, structural beams, and drainage systems. Other work included installations of concrete or steel-decked balconies and terraces as well as fire escape and chimney repairs.
