NYCHA’s Capital Projects Roundup: Spring 2025 

Several developments in Brooklyn and Manhattan received newly upgraded elevators this past winter and early spring thanks to projects completed by NYCHA’s Asset and Capital Management division (A&CM). 

Among other recently completed capital projects is a fully renovated former children’s center at Hammel Houses in Rockaway Beach, while Manhattan’s Amsterdam Houses also received upgraded exterior brickwork and facades.  

A&CM oversees a multi-billion-dollar capital projects portfolio funded with federal, State, and City investments. The division works to preserve and modernize public housing for NYCHA residents through professional design and construction services that are carried out efficiently and with the highest degree of safety and quality.  

At Coney Island I (Site 1B), Unity Plaza, Meltzer Tower, Saratoga Village, and Carey Gardens, a wide range of repairs and upgrades were performed to enhance elevator service for residents. Crews replaced or upgraded elevator cabs (along with new controllers, hydraulics, and traveling cables) and installed new power switches, breakers, and feeders as well as remote elevator monitoring systems. The projects, with estimated budgets of $4.3 million, $16.5 million, $4.7 million, $3 million, and $11.1 million, respectively, were supported with a combination of City, State, and federal funding.  

Wide-ranging elevator service improvements were completed at Saratoga Village, Coney Island I (Site 1B), Unity Plaza, Meltzer Tower, and Carey Gardens.

In March, A&CM marked the completion of renovations to a former Hammel Houses children’s center, which was converted into a new borough office for the community. The refurbished facility received newly installed office workstations and furniture, along with the restoration of all ceilings, walls, and floors. In addition, crews installed new heating, ventilation, and air conditioning (HVAC) systems, replaced existing light fixtures and doors, and remodeled the kitchenette and bathrooms. The $4.6 million project was financed with City and federal funding. 

Improvements at Hammel Houses’ new borough office include new workstations and a remodeled kitchenette.

Also this spring, A&CM completed a wide range of improvements to exterior facades and building parapets at Amsterdam Houses. The $60.2 million project, which received federal funding, featured the installation of new masonry, structural beams, and drainage systems. Other work included installations of concrete or steel-decked balconies and terraces, as well as fire escape and chimney repairs.
